Positive news stories of increased sale prices and transactions are resuscitating the North West housing market.
A continued month on month increase in house prices was recorded in the North West at the end of last year and experts are attributing this resurgence to a shortage of quality homes and an increasing number of eager new buyers registering with agents, up for the seventh month in a row according to RICS.
Evidence of a possible resurgence in the local market has been seen in Withington, with award winning developer Hillcrest Homes securing reservations and multiple requests for viewings within days of their new development The Stable Yard, off Cape Street, being released for sale.
“I’ve always been a firm believer that the market would recover and, whilst we’re not there just yet, it does look like the cogs are starting to turn,” says Managing Director, Mike Kennedy.
“To launch a new development in challenging economic times could be seen as a gamble, even for an established organisation such as ours; plenty of good companies have disappeared as a result of the recession. But you have to keep going and keep on producing superior homes in areas where people want to live. People will always need a roof over their heads and well priced, good quality homes will sell,” he adds.
The Stable Yard is a collection of just seven contemporary homes in a courtyard setting within walking distance of Withington town centre. One three bedroom detached and two four bedroom townhouses are available for sale.
Whilst their traditional red brick exterior helps the newcomers blend imperceptibly into the established neighbourhood, it is perhaps their innovative contemporary touches that set them apart from other new build projects and make them so desirable.
Each property is identified by an oversized stainless steel house numeral, which is illuminated at night. A rain canopy sits above a contemporary style oak and glass front door and rather than the conventional guttering downpipe, Hillcrest has specified a stylish ‘rain chain’. To complete the modern exterior, UPVC windows have been foil wrapped in graphite grey.
Inside, a high gloss modern kitchen from German designers Nobilia has been provided with ample base units for storage all topped with décor edge work surfaces. Bathrooms feature chrome ladder towel heaters and are kitted out with crisp white pieces from Jika’s Pro A range by Laufen.
Each of the townhouses boasts a lounge with vaulted glazed ceiling, which opens up through French doors onto a walled patio area ideal for outdoor entertaining. A ‘plasma’ style flueless fire is also provided in each property.
With four properties already sold and home seekers lining up to view the remaining three, Mike is confident that The Stable Yard will soon welcome more new residents, “The properties are well designed and well built with some desirable individual touches and the location is fantastic for those commuting to Manchester yet also wanting the benefits of an established community and neighbourhood,” he says.
“Because of reports that the market is picking up, those who have watched and waited for the right moment to move are recognising that they now need to act before prices increase again. Good quality homes like those at The Stable Yard are top of their list, delay and they’ll be gone.”
Homes at The Stable Yard start from £265,000. For more information download a brochure from this website (see Current Developments) or call 01925 269912.
